How This Differs From an Agent’s Estimate

An agent’s comparative market analysis, often called a CMA, helps develop a listing strategy and is often offered without a separate fee. A CMA prepared for a listing proposal serves that brokerage purpose.

The appraisal is a separate property-value service following the Uniform Standards of Professional Appraisal Practice (USPAP), which govern its analysis and report. It is developed from property and market evidence rather than shaped to win a listing or predict the final sale price.

The report can complement the agent’s work. The seller and agent retain the asking-price and marketing decisions.
