What Value Does the Estate Need for the Home?

An inherited home can call for more than one decision: documenting its value for the estate and deciding what happens to it next. Sometimes the estate has been asked for a value, but the family does not yet know which date or type of appraisal is needed. An appraisal gives the executor or advisors a researched property value for the specific task, with the required date established before the work begins.

Clarify Which Value the Estate Needs

Understand the Property as It Existed on the Relevant Date

Katya considers the home’s condition and configuration on the relevant date. A property visit and any available records, photos or plans help distinguish older features from improvements made before or after it. Use Market Evidence That Fits That Version of the Home

Katya researches sales relevant to the value date and the home as it stood then. A nearby renovated sale may not fit an older-condition property. Describe the Home the Estate Holds

A guest house, converted room or later addition may be only partly described in Maricopa County Assessor records. That makes it important to establish what existed on the required date; a recently renovated nearby home may not be a useful comparison for the home as it stood then. Available plans and improvement information help establish what belongs to the home being valued. That is useful for an ordinary house with an addition as well as a property with several living spaces.

The Date-of-Death Value

A date-of-death appraisal describes the property and market on the date the owner died, even when the report is prepared later. An addition completed afterward does not belong in that earlier version of the home.

A current online estimate does not establish value for that specific past date. If the estate also needs a value for a sale or retention decision today, that is a separate current-value question.

Value and the Estate’s Decisions

The appraisal establishes the property’s value for the estate without favoring one heir’s position. The executor, administrator or estate’s advisors determine how it is used; the appraisal does not decide distributions or disputes.

Does the Estate Need Today’s Value or an Earlier Value?

The date depends on the purpose identified with the estate or its advisors. A historical documentation request and a current sale decision can require different dates.
