Current Condition or Planned Work?
An as-is appraisal values the property in its existing condition. A subject-to-completion appraisal considers specified improvements as completed; it depends on the work described in the assignment, not an undefined future renovation.
A budget records what the work is expected to cost. Sales of relevant properties help establish how the completed home compares in the market. Keeping cost and market value separate helps you understand what the appraisal can, and cannot, tell you about the plan.
Rental Arrangements Need a Clear Description
A conventional rental house, a co-living arrangement and a property with separate living quarters do not necessarily offer the same features. Those differences matter when Katya assesses which sales are useful comparisons for the property you are considering buying or improving. Investment Property Questions
Can the appraisal tell me whether the renovation is worth doing?
The appraisal can address the property’s value in its current condition or, when appropriate, a proposed completed condition. It does not predict whether a renovation will produce a particular investment return, and the cost of the work does not automatically equal the value it adds.
Can the property be appraised as if planned improvements are complete?
In some assignments, the value question can address a proposed completed condition using plans, specifications and other available information. Katya can help clarify whether that is the appropriate appraisal question for the decision you are making.
Does rental income determine the property’s value?
Rental information may be relevant depending on the property and assignment, but it does not replace the broader market analysis. The appraisal considers the property, its configuration and the market evidence appropriate to the value question.
