Different Square-Footage Figures for the Same Home?

A listing, a set of plans and a prior appraisal can show different sizes for the same home. Measuring the property provides more than another total: it documents which spaces were counted, making the difference easier to understand.

Why the Numbers Do Not Always Match

Different figures may describe different versions of the home or use different area definitions. A discrepancy alone does not prove that someone made a mistake.

  • A total may include unfinished or below-ground space that another source reports separately.

It does not itself certify permits, establish legal living space, correct a public record or guarantee that a recipient will replace an earlier figure. Lender-related work must follow the lender’s ordering and documentation requirements.

Which Figure Should Be Used When Records Disagree?

The totals alone cannot answer that. The date, method and spaces counted in each source need to be understood before deciding what the figures describe.

The on-site documentation supplies a current measurement for that comparison. An online estimate or listing figure cannot replace measuring the home when its size is the question.

Additions and multiple structures can make it especially useful to distinguish the main home from areas reported separately.

Questions About Home Measurement

Does a guest house or separate living area count in the home’s square footage?

It depends on how the space is configured and treated under the applicable measurement standard. Katya documents the main living area and separately reported spaces rather than simply combining every enclosed area into one number.

Will a measurement report correct the square footage in county records?

No. The report documents a current on-site measurement, but it does not itself require a county, MLS, lender or other third party to replace an existing figure.

Do I need a full appraisal if square footage is the only question?

No. A standalone measurement service can address the area question without developing a market-value opinion. If value is also part of the question, Katya can discuss whether a full appraisal is appropriate.
