A financing decision needs to account for the home securing the loan, as well as the borrower’s application. A residential appraisal explains the property’s value using its actual features and relevant sales, giving the lender property evidence to consider.

Confirm the Lender’s Ordering Path

Before commissioning an appraisal for a loan, ask the lender what valuation is required and who must order it. A report ordered independently by the borrower is not automatically usable for that lender’s process.

What Happens During the Appraisal

Review the request

The property, loan purpose, instructions and required recipient are discussed before the work and fee are agreed. Mention an anticipated closing or other deadline so availability can be addressed.

Visit the home

The property inspection measures living area and documents condition, layout and improvements, with photographs of relevant interior and exterior features. Arranging access is part of setting up the assignment.

Research and report

Sales of similar properties are evaluated for their relevance to the home. The completed report explains the value and its supporting analysis under the Uniform Standards of Professional Appraisal Practice (USPAP), and is delivered as agreed at intake.

Why the Actual Property Matters

The served Phoenix-area communities contain attached homes, conventional houses and custom residences. A home with substantial additions may need different comparisons from its original floor plan, even if older records still describe the earlier house.

Sharing changes to the home helps the appraisal address the property being financed. A tax value or general online estimate does not supply the same assignment-specific inspection and report.

The lender must answer that question. Share the report’s date, purpose and other information the lender requests before assuming it can be reused.
