Robson: an older house is more than its build year
The City of Mesa's Robson Historic District description identifies bungalows and later, simpler house styles across several building periods. If your house has been updated, its present condition and the extent of those changes matter alongside its age and design. A nearby house that has not had the same work may still offer evidence, but its sale price cannot simply stand in for yours.
You do not have to own a designated historic home for that question to matter. A pre-listing appraisal gives a seller an independent value opinion to discuss with an agent. If the value is needed as of an earlier death date, a date-of-death appraisal addresses that date rather than treating today's condition and market as a substitute.
Eastmark: the plan is context, not the property
Mesa's Eastmark Community Plan covers a large planned development with separate development-unit plans. It does not tell you what a particular home includes today.
